Our History

Hawaiian Properties Ltd., Hawaii’s oldest and most experienced property management company, was originally founded in 1929 by Masayuki Tokioka as National Mortgage & Finance (NMF). NMF began offering property management services in 1936 after acquiring International Trust’s property management division. In 1974, NMF formed National Mortgage Real Estate Company (NMREC) to manage residential properties. In 2005, NMREC acquired a vacation rental company in Discovery Bay, renamed itself Hawaiian Properties, and has continued uninterrupted property management operations since 1936.

Masayuki Tokioka

When 12-year-old Masayuki Tokioka stepped off the Chiyu Maru in 1909, Honolulu was a dusty seaport where creaking streetcars carried passengers across town “for a Buffalo nickel” and the buildings rose no higher than a coconut palm. Cane was king then, and Hawaii’s economy was tightly controlled by the sugar barons and other big money interests in this newly annexed U.S. territory.

Today, Masayuki Tokioka is still part of downtown Honolulu – now an international hub where skyscrapers soar over 40 stories and the business community is a rainbow of races and faces. Even in his 90’s, he remains an active presence in island business.

During his long lifetime of achievement, this quiet immigrant made singular contributions to his adopted home. Over the years, he became the first Japanese product of Harvard Business School, built relationships with the Crown Prince and other Japanese leaders, backed major community projects in Hawaii and California, and fathered sons who carry out his vision today.

But most important for Hawaii, Masayuki Tokioka and his colleagues helped finance the rise of the immigrant class, from plantation laborers to the leaders of the 50th State. Providing personal loans, insurance, mortgages and more – sometimes with only a good idea and an honest face as collateral – his companies helped Hawaii’s people secure a foothold in their fast-growing island home.
